Holladay Properties: A Year in a Review and a Sneak Peek of What’s to Come

In the world of commercial real estate, Holladay Properties has become a well-known leader in creating quality land developments regionally and across the U.S. Here’s a look back on some of the most memorable projects of 2018, and a sneak peek of what’s coming this year.

Promenade at Founders Square
The City of Portage is a prime example of a community that continues to change and grow to foster a thriving Northwest Indiana. Holladay Properties is helping here with a mixed-use residential/commercial community at the Promenade at Founders Square. This will provide 304 apartments and more than 10,000 square feet of ground-floor retail, commercial, and restaurant space, giving residents the option to rent while still being near major attractions in Portage, such as Hannah’s Hope Playground and the splash pad at Founders Square. Phase I began in April, 2017 and concluded with the opening of 198 units. Phase II began in August, 2018 and includes the pool as well as the remaining, four buildings which will be completed by August of this year. Holladay Construction Group is serving as general contractor.

“Every 40 days, another building will be coming on live. The existing 198 units are leasing up very well. It’s been very exciting to see,” said Mike Micka, Partner and Vice President of Development at Holladay Properties.

The new residential units allow a greater opportunity for young families to move into the City of Portage.

“The younger generation isn’t always ready to buy houses. I think they want to figure out where they want to be, so they are OK renting for a period of time,” Micka said. “In the commercial space, two restaurants are coming in, which is going to be a great addition for the Portage area and the families at the Promenade at Founders Square.”

The development offers 19 different floor plans, a variety of community amenities, and open-concept living with 9-foot ceilings - all to the city’s advantage.

“Portage has been working on this project for a long time,” Micka said. “The city put a major investment in Founders Square Park, so we’re developing around their investment. The City of Portage has been fantastic to work with on this multi-year project.”

WoodSpring Suites – Merrillville
In 2018, Holladay Properties began developing the fifth WoodSpring Suites extended-stay hotel in the greater Chicagoland area. Compared to traditional hotels, WoodSpring Suites focuses on combining home-like comforts with hotel-like ease for guests to enjoy extended stays. (The facility offers weekly rates for longer getaways). Holladay Properties has rights to develop 15 WoodSpring Suites stretching from Wisconsin to Indiana.

In addition to creating successful buildings, Holladay Properties prides themselves on building successful partnerships.

“The partnership with WoodSpring Suites has been great,” Micka said. “The town of Merrillville has been very cordial to work with.”

The four-story hotel broke ground in June, 2018 and will feature 123 rooms geared toward extended stays when it is completed in March. The General Contractor is Holladay Construction Group.

Holladay Properties Throughout the US in 2018

Donelson Plaza Revitalization
In Nashville, Tennessee, Holladay Properties began demolition work at Donelson Plaza to make way for a new Donelson Branch of the Nashville Public Library. Planned improvement including refurbishing building facades and courtyards, redesigning landscapes, and incorporating mixed-use buildings will transform an existing 1960s shopping center into a new modern urban town center. The entire project including improvements and construction of the new library will be completed by 2020.

RYOEI
In Indianapolis, Holladay Properties is working with Holladay Construction Group to develop a new 16,000-square-foot light manufacturing and assembly facility in the 80-acre Purdue Research Park at AmeriPlex. The building, slated to be completed this summer, will serve as the firm's new US headquarters.

WoodSpring Suites – Addison
Holladay is developing its sixth WoodSpring Suites extended-stay hotel in Addison, Illinois. In August 2018, they demolished an existing hotel on site and broke ground for the four-story hotel, which should be completed this summer.

Home2 Suites by Hilton - Indianapolis
Holladay broke ground in November 2017 on the Home2Suites by Hilton project, continuing to lend their extensive experience in building comfortable, stylish hotels. This 111-room, 4-story hotel is located in the AmeriPlex-Indianapolis business park. A grand opening is scheduled this month.

Sneak Peek of Holladay Properties in 2019

Illiana Building - Whiting
Keeping alive the namesake of the former historic Illiana Hotel that stood at its site, Holladay Properties’ new Illiana Building pays homage to the history of Whiting while bringing innovative housing solutions to the area. This five-story commercial and apartment building will feature 32 apartment units and more than 4,000 square feet of first-floor commercial space.

It offers access to some of Whiting’s most enjoyed attractions, including the beaches of Lake Michigan, the 119th Street Business District, Oil City Stadium, and the recently-opened Mascot Hall of Fame.

The building will fill a long-time need for the City of Whiting, offering affordable, rental spaces that cater to younger families and those hoping to live maintenance-free. Holladay Properties has been collaborating with Calumet College of St. Joseph (CCSJ) on a master-lease of 12 residential units.

“The college is looking to create a portfolio of residential options for students,” said Dr. Amy McCormack, President of Calumet College of St Joseph. “Right now, most students find housing in the local rental market, but that can be difficult and often unsettling for an 18-year-old and their parents or a student coming to the area for the first time.”

The master-lease between Holladay Properties and CCSJ will encourage educated students to live, work, and raise families in the area, boosting the city’s economy and increasing accessibility of higher-level learning for Whiting residents.

“Holladay Properties was a referral from a few people at other institutions, so I knew they had a knowledge of the needs of higher education,” McCormack said. “We were looking for a partner that could help us achieve our strategic goals, and Holladay has helped us think through our current dynamics and plan for the future. We think more structured residential options will help Calumet College grow its enrollment, which is one of our top priorities.”

WoodSpring Suites – Castleton
Holladay will begin developing of its seventh WoodSpring Suites extended-stay hotel this year. The four-story, 110-room WoodSpring Suites hotel in Castleton, IN will break ground in February 2019 with Holladay Construction Group serving as the project's General Contractor.

Lilac Station
Holladay is planning a 120-unit residential complex, which includes 3,000 square feet of restaurant space, as well as a 12,000 square foot grocery space to be operated by the Prairie Food Co-Op organization. The development is located at 101 Main Street in Lombard, immediately adjacent to the Lombard Metra Station. The project should break ground this summer and is expected to open in early 2021.

Tru by Hilton
Holladay will begin construction of a $20 million, eight-story, 140-room Tru by Hilton extended-stay hotel in Baltimore, MD this year. The Tru by Hilton hotel model is aimed at millennial travelers and offers smaller, more affordable rooms with larger, amenity-filled common area spaces.
